梅兰妮与马修两人合作购屋，色戒并费尽心血，色戒将旧房子整修得焕然一新，不过因为财力不足，他们必须找寻租屋房客，以负担贷款。迈可基顿，在本片中以温文多金的新房客形象出现，但在设计选入新居后，迈可基顿逐渐展露狰狞邪恶的真面目。他不仅拒缴分文房租、骚扰其他房客，还一步步精心策划，要逼使梅兰妮以及马修陷入财务危机，甚至威协他们的生命。梅兰妮在自己流产、男友受枪伤后，决定全力反击，和迈可基顿展开激烈斗智，挽救自己的生活。
